Policies and Procedures

Special Properties Green Lake Vacation Rentals is committed to providing quality accommodations and the best service. Each of our vacation rentals are fully equipped. All have kitchens, telephones and color TV’s. Sheets and towels are included with most rentals. All of our rentals have access to the lake via the public beach and parks. The large majority of our homes are lakefront.

Each home throughout this guide will list the location, number of bedrooms and occupancy, and property amenities. Rental weeks are from Friday to Friday or Saturday to Saturday as indicated in the listing information.

Rates quoted are for an entire week during the HIGH season of Memorial Day to Labor Day, and may be subject to change. Stays of less than 1 week are generally taken for MID and QUIET seasons and no earlier than 4 days prior to arrival during the HIGH season.  If your reservation is made within 4 weeks of your check-in date, you must pay in full with a credit card via our web site.

Reservations can be made by phone, mail, e-mail, or in person. If by phone, mail or e-mail, Tenant assumes all responsibility for ANY and ALL problems due to failure to personally inspect property. We strongly urge personal inspection.

Smoking inside a rental home is strictly prohibited. 

POLICIES

We will make certain that each rental home has been cleaned prior to your arrival. You must leave the home as your find it. Basic cleaning equipment is located in each home.

Soap products, toiletries, beach towels, floats, and other necessities must be brought by you. Although there are several small convenience & specialty stores and a small grocery store – there are no major grocery stores in Green Lake.

CHECK IN time is between 2:30 –4:30 PM at Special Properties Green Lake Vacation Rental Office at 518 Mill Street, Green Lake. No guarantee check-ins prior to 2:30. Late check-ins will be charged a late check-in fee of $75.00.

CHECK-OUT time is 10:00 AM. Late check-outs will be charged the applicable daily rate.

ADVANCE DEPOSIT An advance deposit of ½ the rental rate must be received in order to secure your reservation. The balance, all applicable sales taxes, and security deposit must be paid prior to, or at check-in.

CANCELLATION Due to the great demand for Green Lake rental properties, most customers make their reservations months in advance. Therefore, refunds for cancellations are subject to re-renting and a handling charge.

SECURITY DEPOSIT A security deposit is required for all reservations and is due at check-in. The security deposit may be retained for damages incurred during your occupancy, or for violation of any policies. If a portion is retained, you will receive a letter explaining the reason within 21 days after your departure. Security deposits will only be returned following a post-occupancy inspection of the property you have rented. If the property passes the post-occupancy inspection, your security deposit will be returned in full to you within 21 days following the last day of your rental period. The Tenant is responsible for any damage done to the property and its contents during their stay, normal wear and tear to be expected.

OCCUPANCY Each property has occupancy limits, representing the maximum number of people, including children, who may occupy the unit.

PETS Although most properties do not allow pets, a few have made provisions for a pet, with the remittance of a $50.00 refundable pet fee. If you plan to bring your pet in a home that will permit it, you must first register your pet when making your reservation. Pets not properly registered with our office will cause immediate forfeiture of the security deposit and violators may be evicted without refund of rental fee.

TELEPHONES Properties provide a telephone for local calls only, toll calls must be billed to calling card, credit card, or third party.

PROPERTY EQUIPMENT Each rental property is privately owned. Although each has met our basic inventory requirements, each is decorated and furnished according to the taste of the Owner. All properties include basic furniture, including a color television, telephone, and kitchen equipment for the maximum occupancy. Most homes have locked closets, boat houses, garages, or utility areas that are not included in the rental. Please respect the privacy of these areas.

MAINTENANCE Tenants are expected to use properties as if they were their own, leaving them clean and in good condition. Specific cleaning requirements are as follows: sweep and/or vacuum the entire unit, dust the furniture, empty all trash cans, empty and wipe out the refrigerator/freezer and leave it running, clean the range and oven, leave all cooking equipment clean and in its proper place, and completely clean kitchen and bathrooms. Tenants are also expected to lock all windows and doors when they are not on the premises. Before vacating the property, please check for any personal belongings.

NO REBATES / NO REFUNDS Although every effort will be made to secure timely repairs, in the event of malfunction or breakdown of appliances, air conditioning or other property equipment, NO REBATES WILL BE GIVEN. NO REFUNDS OF ANY KIND WILL BE GRANTED FOR INCLEMENT WEATHER.

PARKING Please observe the parking limitations as posted under each rental listing. Parking of motorhomes or campers on any rental premises is prohibited and will be strictly enforced.

BOATS Different types of boats may be rented at various locations however, it is suggested that you make advance reservations. THERE IS NO OVER NIGHT TIE UP OF WATERCRAFT TO THE PIER. If you plan to rent a boat or bring a boat, and wish to keep the boat in the water overnight – you must reserve a property that has a boatlift or boat mooring. If a boat lift or mooring is not available at your property, you will be required to take the boat out of the water each evening. VIOLATORS WILL BE EVICTED WITHOUT REFUND OF RENTAL FEE.

NEXT YEARS RESERVATION At check-in you will receive a packet of information. Included in the packet, for your convenience, is a rental reservation for next year. If you wish, simply complete the form and drop is off at our office and we will begin the confirmation process with the Owner for your vacation next year
